Horrible company. Very poorly organized. They give you basically no warning before they do work on the property in which cars need moved before they tow. Not enough for anybody that works or goes to school. They also complain if you have as much as a chair on your porch. They also constantly sit on the property starring at you if you as much as go outside. If you're looking to rent through them or staying on their property I suggest looking elsewhere.

Before you think about renting a house in this community you need to know how much headache your about to give to yourself!!!! Since the beginning the home they gave me had molds in its closet and it took the community service about 3 weeks just to put on molding spray and some paint on it and after they were done they had left lots of paint on my carpet and never came back to clean it. About a month later I had a emergency situation with my toilet flash and when I called their emergency office the only respond I got was that their employee is out of town and they would charge me if they had to send him!!!, and the only advice I got was to buy a toilet plunger ( which is not the tool to fix this problem) and fix it by myself!!! Since I moved in I had to report many problems because their homes have aged and nothing inside them work properly, and the funny thing is that I HAVE ONLY MOVED IN HERE FOR LESS THAN THREE MONTHS!!!!! Therefore unless you have extra time to take care of aged houses, I would never recommend their apartments!!!!

They are absolutely awful. They are scammers and only care for money. We were forced to give property showing for 10 months whenever they wanted. The owner and all workers are inhumane, very rude, and racist. When we left, we cleaned the house more nicely than when we moved in. But they took our security deposit. Also they don't care about maintenance. Raines and all staff bring shame to Blacksburg. If I were you, I would not go to Raines.

My daughter lived in a townhouse managed by Raines and it was not a good experience. When she signed a lease with them, 3 residents had moved out but 1 still remained and they made them do a continuance lease, which meant the new tenants had to pay back the security deposit to the tenants who were moving out ...and you guessed it, that meant that all the issues that had been there from even before my daughter living there came out of her (and the other tenants) this year. They stated in the move-out paperwork,, to "NOT clean the carpets" because they were going to do that...then they charged $255 to clean the carpets. I had a carpet cleaner and could have cleaned them for FREE. to replace a 9V battery in a smoke alarm, a mini-blind, and 6 bulbs in ceiling fans cost $140. ARE YOU KIDDING ME!!! So out of the original $1,300 deposit, $450 was taken for simple stuff. When my daughter moved in two years ago, I tried to get them to come out to look at the room she was in because it was filthy and I wanted them to know how much work we had to do to make the room decent for her to stay in and they refused to come saying it was a continual lease and there was nothing they could do about it, (except take our deposit for frivolous stuff)

I would recommend renting from somewhere else. I rented an apartment from them my senior year at Tech (2015-2016). There were some major issues with the apartment that we noted (to them) when moving in, but they weren't addressed the whole year we rented with them. But at end of the year a lot of those issues were apparently taken out of my deposit. Raines property sets you up where if you want to contest something regarding your deposit, you aren't allowed to call them or come into the office and talk to them. The only other option is to email them and I'm still waiting for my response over a year later...
